The current site is a run-down, out-dated bungalow with poorly maintained valley lands through which runs Carolyn Creek. It has been a high turn-over rental residence in an mature neighbourhood that has some of Mississauga's most unique and prestigeous properties including the home of our own Mayor, Madam Hazel McCallion.

This property has been conditionally purchased by Dr. Kevin Saldanha of the CREDITVIEW ANIMAL HOSPITAL. Dr. Saldanha intends to relocate his veterinary practice from it’s present location, at 4040 Creditview, to this property. In doing so, he will be able to expand his ten year old practice and provide a much needed community service to the City of Mississauga.

The facility would house a wildlife clinic for local injured urban wildlife and birds. The ecologically sensitive area is ideal to establish a minor animal and bird sanctuary without affecting the residential appearance of the neighbourhood or the environment. It would enhance the treatment and rehabilitation of sick & injured birds and small mammals in Mississauga, changing it....

The proposed veterinary hospital and bird sanctuary is the best use of the site because:

• The hospital will make use of the existing building, improving it’s appearance without altering the current dimensions.
• The corner will be landscaped with natural plantings ecologically.
• The stability and improvements will increase area real estate values.
• It is a low-volume professional use.

The house will likely never be purchased as a single family residence because:

• It is too close to a major road.
• The conservation greenbelt is too large & cumbersome to be properly maintained.
• The small, out-dated single floor bungalow cannot be easily renovated or rebuilt due to municipal and conservation restrictions.

Leaving it to deteriorate will kill the dream...
